Here are a few reasons:If the wholesaler is experienced and good at it, he or she will probably pick up deals better than you will and still be able to sell them to you at a discount below what you would have offered to pay yourself for the property.If your goal is to fix and rent or fix and flip or some of both, you need to build a crew for that and keep that crew working so it stays together.  

You can pick through a bunch of possible tenants.

Did they just not pick up your loan on title thus it is the fault of the title company  or is it ever the case that there is money set aside to pay off the junior liens but they are having problems locating the junior lienholder? 

Sometimes you would find a buyer previewing that had not gone by the sales office at the development or was represented by anyone and could pick up a buyer that way.
