I need help deciding if I should keep my primary residence and rent it out or sell it and then move into a new one, I have already done a cash out refi of 60k if we rent it we would get 150-250/ month profit not counting cap ex and if we sold we could get 5k-20k property is worth 250-280 ARV , the property has brand new roof hvac and hardwood floors with in the last year or two we will also be using va loan to buy. ps my wife wants to sell and I want to rent it out

I'm a property manager in NOVA, and I'd say 90% of my clients start by renting their primary residence that they have lived in for 3 to 5 years.

Are you referring to something different as in a BRRR that is almost turnkey? 

Clearly, what you are doing is different, as it is a membership model first and foremost.

So different lenders have different rates (which do vary even for DSCR loans) but these are factors they all consider. 

@Estevan Benavides Lets say that ROI on a syndication deal does outpace the HELOC rate, my question is what do you prefer to go with since HELOC vs SDIRA are two very different tools when it comes pulling capital from.With HELOC, you borrow against your HELOC credit, pay the interest while you are in the syndication and eventually pay the borrowed amount back.
