In San Diego solar is tough to beat for power generation as the sun shines all year.I have solar on my own home but do not have it on any of our rentals. 

The North has been the desired area to many investors for a while now, but I am seeing many investors shift focus to the downtown and near East Side areas as point of entry has risen in the North and appreciation has slowed. 

IRR is the focus of the wealthy IMO. 

I have been distracted by other projects and now I am back focused on this.  

If so, what areas are you focusing on and why?

Since then I have become fascinated in Long Distance Real Estate Investing but I'm still trying to figure out what areas(location) and business(SFH, Multi, Apartment) to focus on.  

If you do it yourself I think the Home Depot power auger tool rental is like $100.If the seller definitively knew that there was a leaky/damaged sewer pipe then you would have cause to ask for repair.

Unfortunately, the Sutton Power station ash ponds are significantly (5x to 6x) larger than the Dan River ash ponds according to NC DEQ Inventory of Duke Energy Coal Ash Ponds and Wilmington is significantly more populated than Eden NC, the site of the Dan River breach. 

We are trying to close on 3-4 houses per week, but because it's for a large portfolio with the specific focus on turnkey rentals it has to meet a very specific financial criteria.
