While I don't have any experience owning mobile homes, I'd be happy to discuss anything and everything about the area.Mobiles are popular with seniors and snow birds in the area.  

Solid doors look better if you need to cut them to fit if not made custom.

I commute to Leelenaw County to work during the week on an extensive custom home.

Its not far from the wealthier counties in northern NJ as well as NYC and becoming more of a popular weekend and weekly vacation area. 

Statistically, the city has low rates of crime for a city of that size within the 'rust belt', average income and unemployment figures, relatively low rental vacancies, and, most importantly, SFRs at less than 30k which, based on my understanding of the area, do not follow the popular negative sentiment on homes at this price point.  

We are both bilingual, and being here in Phoenix it should help expand our tenant/customer base.I will get my Arizona real estate license as well, in hopes to expand my capabilities.

Its very easy and popular to lower rates, and print money.  

One agent was marketing a $700K custom restored farmhouse, and said he didn't want to pay more than $100 - and this would have been for a 3 hour shoot with studio lighting in almost every room.

Their customer service and attention to detail is their strong point.
