I also heard just hang out in a department in one of the big box stores and watch what materials they pick up and maybe you can strike up a conversation to see if they can help you.

Maybe they had another property they picked first.

If your ultimate goal is to grow your portfolio with a bunch of MF properties, then best to sell and pick up an apartment. 

Last time I was there, I met several Class A & Class B 100+ unit managers and they were very positive on the market but their one concern was market saturation. 

And then take those profits to some day buy a multi unit complexBit even then seeing cap rates of even 20% just seem like so little money for so much bother But I guess we each pick our own poison lol

Last thing I want to do is just google it and pick some random company.

I'm comfortable with what one might call a "C" class area but those are beyond that IMO.
