@DakodaLuckily I have quite a few connections in Frostburg that would be more than willing to keep an eye on my properties or swing by if necessary. 

I have a measly 4 years experience and at my age (late start) that is a blink of an eye believe me.

Thanks for your replies Brett  and Omar, I've thought about trying to wholesale from Vegas but what seems challeneging is finding good members to be your eyes and ears.

I've had my eyes on a few spots an noticed some urban areas that comps are starting rise.

its just so rampant that the states can't keep up. and some states take a completely blind eye to it. if you read the REGS on what is required to bring two parties together on property you don't actually own in a scheme or business model you will see that the definition needs  a license..

Usually hard money is helpful set of eyes in telling you if your deal is in fact a deal....Good luck and don't give up it will come together.
