Only problem is I've never taken on an endeavor like this and need guidance on the process, how to navigate the laws, how to determine any investment I'd need etc.

@Kristian L.Investment vs primary has different laws but it’s still same process - you have to foreclose.

To me that makes a lot of sense and it is very interesting as everything seems to be up to code and more efficient.My current thought process leads me to buy the land and work with a construction company what is in the field of modular construction and duplex. 

@Steven Candito, in an improvement exchange it could be possible to use a different QI for the improvement exchange part of the process.

During the process, I was notified by my bank that I had a shortage of the amount that was due or it would be spread out for the next 12th months.

In process adding two 2BR /2BA ADUs to the exiting Duplex two additional bedrooms to the existing Duplex.

I have clients in this space and the permitting process is necessary, which includes a business license, following as well.
