If you are going to be occupying the home as well though either of you could qualify for the 121 exclsuion on the house if sold, but not both it won't allow greated avoidable tax.

I have RIGL 45-24-37 bookmarked which says:an accessory family dwelling unit in an owner-occupied, single-family residence shall be permitted as a reasonable accommodation for family members with disabilities or who are sixty-two (62) years of age or older, or to accommodate other family members.

I have found the most success with agents found on BP2] You can get the FHA for 3.5%, but just remember that you'll need to owner occupy the building for at least a year.
