You don't want to ignore that 3% you're getting, but you also don't want a result that requires you to be getting 15%.MIRR allows you to use IRR, but to modify the reinvestment rate to something different than the original return rate.Sorry for the long explanation, but there may one day be one person who actually cares enough to read this whole thing... :-)
