There is a ton to learn so I would recommend reading up on the different REI routes (wholesaling, fix-n-flip, buy and hold, short term rental etc.) to help narrow down your focus and then go from there.

We just purchased a very small (825 sq ft) SFR (Fix-N-Rent) in a C neighborhood with 5 layers of shingles on the roof and it has obviously been this way for at least a few years.
