And easier to obtain both sold and rent comps once you finish the house hack and move onto the next one.

@John Carr Many investors have moved away from the 'deposit' language and use a 'performance fee' instead.

I would suggest adjusting the price based off similar comparable units in your marketplace simply by going onto Zillow, or other similar sites, and seeing what is moving and what price point that is.
