In my experience the largest value drivers are (in order):Adding additional bedrooms when you canWasher dryers in unitoptimizing utilities (sub-metering, switching Hvac/appliances to electric when direct gas metering isn't possible) Stainless steel appliances New lvt flooringWhite cabinets (painted or newly installed)backsplashFresh flat white paintQuartz counter tops (or modern Formica - market specific)updating bathrooms / reglaze Its not a hard and fast rule but if the property hasn't been renovated in 20+ years it's rare that some or all of the above won't force appreciation especially in Columbus!

Hi Ethan,And you know when this lady moves out that house will probably be spotless.I'd try to make her happy and offer her $250 (cut a check vs dropping rental income) as cleaning payment, apologize for the dirt (and hope she stays a long time).I would also ask her if she wants to clean any other units for $$ b/c she seems to have higher standards than you last cleaner.Maybe she will come clean your house every once in a while to this Hospital Level of cleanliness for $$$ (she can use her Dyson, but you supply the Lemon Pledge).https://www.youtube.com/watch?
