Its priced well, needs work(which is fine) but wondering if anyone has had any experience buying, living, or managing any rentals in this area or near it?

Honestly there are several career paths that will help (Renovation contractor, real estate agent, corporate RE analyst)  but depending upon whether you are looking for a career investing/flipping versus using your W-2 career income to build more by flipping, you can approach it better in my opinion by learning through doing.Flipping especially 1 at a time isn't a full time job and my thought is that you get help on your first, maybe first few flips. 

If the GC charged you for that time, add the cost in the log too.No need to go crazy with phone snapshots, but keep emails or texts as backup just in case.

If I had hired a pro, it would have been done in under two and the extra rent income would have paid for the pro.My biggest misconception was my limited belief that I couldn't buy multiple investments.

It is easy to point out areas where things might go wrong, but I am more curious about the positive side.

There is a banner on the top that states "Listing cannot be published without a Zillow Advertising Contract," I filled it out but have gotten no email confirmation or estimated time of completion. 

But for non owner occupants, not only do you pay 50% more than the owner occupants, you also pay the higher rate on these items that are not included.  

Not Seattle, but Kitsap County...I have a property there that could be marketed to travel nurses and TDY shipyard workers. 

@Misti DelMar 203K is a great option and the soonest you can refi is likely 6 months, but I would plan for at least a year because some lenders would like to see that it has been rented for 6 months minimum.
