These are all things you need to do some homework on and figure out.In terms of BRR and flipping.Flipping makes you more money now.But BRR gives you the opportunity to invest, recoup your investment, have heavy depreciation tax write offs & build a portfolio which PAYS YOU IN YOUR SLEEP.You only have so much time to work, but the need for housing will consistently increase as our population is outpacing or supply of housing year after year.

Newer ones (2008+) are suffering from seasonality now but will pick it up in Q3-Q4: if you look at historical data, Miami Dade county has always had seasonality low volumes during summer time, due to hurricane season, holidays and less tourists visiting. 

@Greg Kasmer would you still call the rental company even with that much time passed since renting?

Your concerns will likely be less with the tenants and more about learning things the previous landlord didn’t handle (deferred maintenance, whether the tenants pay on time consistently, etc)all the best!

Some investors think I am crazy doing that and perhaps so, but I take other people's money seriously and even when the crap hits the fan (and it will if you do enough deals for a long enough period of time), paying back your lender is priority one in my book.Most of my deals for private money also include a balloon payment rather than monthly payments.

Seems like you have many options and making moves to get you closer to your goal is where you put your time and resources.

I can't count how many times I met with a seller and said my commission is X% (and I'll pay the buyer's agent out of that), and they replied that so-and-so says they only charge Y%. 

This is a big problem as its cutting off my rental income for all the blocked time on VRBO so any insight is greatly appreciated.
