If you wanted to go this route you would need to speak with each bank individually.In both scenarios a smaller or mid-sized lender is a better route than a larger bank.

You're probably familiar with this sort of deal that allows the buyer to finance a larger amount -- in essence, the house will approve for $180,000 but the cash that comes to me at closing is only $172,500.

Another idea, search for mismarketed properties or ones that could be better used in a different manner....a garage that could be converted into a living space, a larger house that could be split into a duplex etc.
