Hey Bryan, you could buy you next property in the next month if you want to, but I am assuming you are asking about the 2 year period due to banks wanting to see 2 years of filed Schedule E's to use the rental property income in the calculation for what loan they will give you.

I am looking to bid on a foreclosure (upset bid after sale) and I got a title search done that showed a Contract Memorandum between the owner and a Property company (assuming its for a sale) that was filed after the initial foreclosure sale at the court house.

And all my mattresses get protective covers put on them, as well.Re: furniture, I've gotten some great dressers, coffee tables, etc. at consignment and antique stores, but anything involving fabric/upholstery I'm buying new.
