@Ranga Ramanathan I think the big risk is that the unpermitted space was done incorrectly and will have to be redone when you apply for your permits.

In fact, I think it helps in terms building relationships with banks when you open accounts with them, especially when you are ready to apply for lines of credit or commercial lending.

The exemption does not currently apply to 4-plexes either, and I really doubt that that's going to change...  

However, the two strategies can be combined and applied together by buying a distressed property and living in one unit while fixing the rest.

Hello BP family, just a quick question.I listened to a podcast in the past month or so where a guest came on a was explaining his his real estate business and how he also had his own construction company involved.

They typically involve a requirement of a specific minimum credit score, maximum income, maximum purchase price, maximum debt to income ratio, and a requirement to take homebuyer class. 

Whatever you are willing to do, there is a way to get involved.

Has anyone here applied for the property tax abatement and can shed some light on the process?
