Would be nice if you get set a baseline for specific days of the week, especially weekends. 

But for tax lien afaik it has to be done directly.Also I think tax lien should be done by professional or specialist in real estate due to unknown risk and regulation involved. 

Go after their real estate license by filing a complaint with your state regulator for this kind of licenses. 

Most title agents don't deal with the WA-specific SF conveyance method of REC. 

Counter-intuatively, having a more specific "ask" is likely to get a better response in my view - something where you bring the work, deal finding in exchange for an investment or something like that

If so, that will be an issue, unless there is a specific bank loan that keeps the note in their portfolio and is okay with the condo being non-warrantable.

You may not like all the taxes you pay, but you probably like the roads you drive on, the firefighters who put out your house when it catches on fire, police, schools, airports, football stadiums, regulations against poisons in toothpaste, and numerous, numerous other things the government does.Track down and work with a good accountant or tax strategist.
