To get your credit score down to the 450s is actually kind of impressive..

I was under the impression from speaking to the commercial broker that the main criteria for commercial lending in my situation would be the DSCR, and then I would qualify as a guarantor based on credit score, and funds available to cover at least 6 months of expenses.

"Qualification inflation," like how in 1955 having a college degree might impress people, in 2019 it's just a standard expected thing.(2) Owner occupy (legit, not fraud), or buy the rate down.

It has been a great investment for me, cashflow is 2x my mortgage (just about), and always in demand due to the location and because each unit has 3 bedrooms.I looked at many houses in Lakewood but I was not impressed for several reasons.
