Once a municipality implements restrictions, they will hold on like a dog with a bone.

The developers are constantly listening to the clients suggestions and implementing them quickly. 

Prices appreciated so much they've implemented new cooling measures to bring things down, including the aforementioned stamp duty. 

They have a 5 phase plan they implement in properties that have a high ceiling.

California has a statewide rent control and just cause eviction law and many local jurisdictions implemented even stricter eviction laws during the pandemic.  

I also think that if you want something to immediately cash flow then you have to take a more creative approach like looking at the potential to rent out each room or implementing a short term rental or mid term rental strategy. 

I implemented that several years ago, and it's been nice not having to deal with the smell and everything else that goes with smoking / smokers.  

At this point I understand that they are still waiting for answers on how to implement.

Investor B puts property management in place from day one, because her plan is to acquire 2-4 properties per year for the next decade, and she views property management fees as a wise investment in her time, which allows her to focus on implementing her strategy: researching markets, building partnerships, raising capital, and acquiring properties.

You can get creative and implement a GP catch-up if you cannot implement fees in your fund.
