Hello,I am new to the investment property market and am interested in learning if I could reach my goals for a potential investment property.

We do MTRs ourselves in Denver and Colorado Springs and work with a lot of STR investors in the mountains here.Tennessee's got good potential still from what I read, though I know it's been a hotbed for vacation rentals for years now.

Afterall, the midwest states are known for their cashflow but also the potential for slower appreciation.

Hey @Andrew Singer - To be completely honest, I've found it hard to find a Chicago broker that I know, like, and trust, but importantly will keep working for me on a regular basis (quarterly minimum) to review and look for potential savings.I have a couple of good guys, but no one so far that is a grand slam. 

@Christine ChoYeah I would speak with a plumber on the cost to instal and way it to the potential rent increase. 

However, you could still have - cashflow on paper, but still break even or potentially have + cashflow on your taxes.

I have a line on a deal for a property that I believe is undervalued and has great future potential for improvement.  

My potential profit that would have been in the job was converted to equity.

Lower costs with no franchise fees, more control to build your brand and set your fees, and potentially higher profits.

If your goal is to constantly be on the grind searching for the cheapest lender, and potentially falling out of escrow each time then go this route.
