From hearing different strategies like BRRR, Fix & Flip, House-Hacking, etc., I've gained most interest in Mid/Long-Term Rentals and BRRR's, and I would most likely want to try to Owner Occupy a House-Hack as my first property.

why don't you just house hack the property instead by yourself?

its not like they got a rehabbed rented house in the HOOD. and paid to much for it.. that is common as we know. they got in most cases a hood house with no rehab.. 

In fact, my dk plan for a long time has been "identify the property in foreclosure, DK 5 properties either side of that house as "a realtor in the area saying hi", then have a difference conversation with the owners in foreclosure, so it is targeted rather than needle in a haystack.

Hi Daniel,What I mean by "bad reputation comes from OOS investors wanting $20k D market properties":This comes from when you hear people talking (including people on the BP podcast sometimes) and they talk about "Detroit" they might say "that's a bad market to invest in" "tenants don't pay" etc...That bad reputation comes largely from inexperienced (often times OOS) investors being attracted to the number of houses for < $50k.

Buying my first rental house and going through the entire process of renting it out was the single most impactful step to propel forward into this journey.

If the other houses you own have no loans could you stack all their combined monthly rental income to pay off the remaining $120k mortgage before you retire?
