Every case would be unique but some new entity would probably acquire the assets of the company including lease contracts during bankruptcy proceedings/dissolution of the company, and the new entity might continue servicing it but who knows.

If that really is a requirement of this settlement service provider, get the lender on the horn and give them a heads up that the funds are going to be deposited in your sons account prior to being sent over, and ask what they need.

Just be sure that the property will cash flow enough to cover all your normal expenses (debt service on the 30 yr loan, CapEx, repairs, vacancy, taxes & ins, etc) PLUS enough extra to pay off the LOC in a reasonable anoint of time.
