House hack if possible so you can live cheaper.

House hack, flip, but and hold, leverage, etc... it’s more like what are your goals and where are you located.

I myself am looking for creative ways to purchase my first property here in Sacramento, and I've considered purchasing a single family home to house-hack, with the intent to find opportunities to convert bedrooms or living spaces as you described above. 

All the what-ifs, and hidden costs that might break me.I'm narrowing in on a live-in/ house-hack in a duplex with an existing two car garage, with the intention to immediately convert that into an ADU for myself, until I soon thereafter refi. and start the process over.Maybe on the next one I can have the confidence to go with hard/ private money cash buy/ rehab.
