Educate with Podcasts, Books, Webinars, absorb as much information as you can and focus on a specific niche.

Is this a rational fear for a first time investor, with my only experience coming from a couple of books and the Bigger Pockets Podcast?

Once i BRRR it , I’ll be making about $130k net at closing  & $1k net per mth on cash flow... not a bad deal in my book, would you agree?

Just got my real estate license and looking for resources to learn about the market besides bigger Pockets and Books. 

I don't know if you read David Greene's book about long-distance investing (which doesn't really pertain to wholesaling), but he makes the (I think) good point that "most of us aren't appraisers or inspectors anyway," so while this might give me a number on which to base my offer, it won't necessarily be an accurate one. 

Then start reading books, networking with other investors, listening to podcasts, more networking by going to REI meetups.

Currently reading the book for long distance realestate investing to learn a few things.

I just made a profile after a long drive for vaca from MA to NC listening to audible book about real estate investing.

After being so motivated I’m going to begin reading the necessary books and network best I can in the next couple months.

I’ve listened to a good amount of BP podcasts, read a couple of books on real estate/business, and now I’m looking to connect with others in the field!
