I've heard of people bringing an offer with them to an open house/house showing and handing their offer directly to the listing agent in person with a deposit check, showing they mean business and are ready to move forward.Has anyone done this or have any suggestions on the best way to go about doing this?

Do a walk through of their unit on the first day and make a punch list of all the little items that need fixing, and fix them!  

We found a prospect that has a voucher for 1 bedroom and the voucher exceeds the FMR listed on the Section 8 website for a 3 bedroom.For example, the 3 bedroom FMR is $1,800.

It was listed for $240K but the day we saw it, there were four other showings.

Manage expectations.Good luck.I looked at listing myself as a Realtor in BP but the cost was way higher than Zillow which had a better ROI.

Why is there a crack in the foundation, why isn't the repair listed on the seller disclosure? 

Rental per room will be always more profitable than as a whole, depending on the market of course (rural vs urban) check local listings for comps.

We have managed multi's before but I would avoid them like the plague. tenant noise issues, bug issues that carry unit to unit, smoking and the list goes on and on.if you have the stomach to deal with that and live around it more power to you but small multi's I would never consider buying especially in this market. in my opinion, they are the very first to get rent corrected in a down market because they are not as desirable in my experience as a large polished multi until complex or sfh.

So far, I have only just listed it on Furnished Finder.
