We've had AC, furnace, flooring, roof, etc. issues that would wipe out that amount (and more) at once.I would plan for a healthy reserve fund and consider increasing desired net cash flow, and clarify gross vs net in your assumptions.Good luck with your next steps.

I'm hoping there is some prior grandfather'd statute that says if a house has had a driveway for 50 yrs and there are two lots and one gets sold but not the other, that the old owner cannot infringe on the use of said driveway.Hell, I'm hoping that the guy just transfers the thing to me.I know that I can be nasty too- complain to city when lot isn't mowed, sue him for use of the lot since it has and is an infered contiguous space...still I'd rather not play games.Anyone have experience with this???

Insurance is cheap ----------and totally unnecessary until the tenant burns the house down with a space heater, or a tree falls onto the house or lightning strikes.

Also, if they've occupied the space for some time now without a rent rate hike, they have to be talking to their business partner or husband/wife at home saying, "you know, he hasn't raised the rent, I'm very surprised," in which case your job raising the rent rate will be pretty easy.I always bring it up slow and steady.
