Rather than fight the homeowner and risk a refund with the guests if the job wasn´t completed, we paid for the repair with the intention of trying to collect later from the homeowner. 

To fight it will make a lot more trouble then it is worth.

It’s a deduction anyway and you’re not fighting the tenant about proper maintenance or killing your yard and trying to get compensated.

A $350 SFH appraisal is not worth fighting over.

I would say assess the situation: can you prove you have liability/no negligence, what's your insurance deductible - more expensive to fight it or pay out, do you want to keep the tenant, maybe a noncash offer like half month's rent deduction the will resolve.

A lot of the big money is delving into development, which tends to put pressure on Class A and ends in a concession fight.
