Title insurers have essentially been forced to remove the survey exception from lender's policies so this generally only affects owners policies... but like I said, once a lender is aware of a title issue they want it resolved or insured over before closing.I would never purchase a property without either (1) a new survey or (2) a fairly recent prior survey + a survey affidavit.

if they were recent, I'd get the installer back out to investigate whats going on. to a certain extent the neighborhood could come into play with this too. if there is higher crime, this could end up with your tenant getting robbed.

Been doing a fair bit of research over the last few days and haven't seen much mention of notes and taxes.

So I started a eviction process which is fairly easy and got her out in 3month, basically killing any profits I made but the experience was well worth it.

It might take longer now because they have less inspectors, but the amount of work need is fairly reasonable.
