Further around here, many (probably most) plumbing and hvac companies pretty flagrantly ignore county permitting requirements for routine replacements of water heaters and furnaces and the like and even for more extensive remodeling work permitting requirements are often ignored.

My electrician had to fix several “double tapped” breakers, a lot of exposed electrical wires (that had to be put into conduits/junction boxes) because of DIY repairs and “extensions”, and put in GFCI in kitchen and bathrooms, and installed a wall heater in one of the rooms.

The rent control law (aB1482) prohibits a LL from mandating materially changing a lease (ever) and provides the LL limited reasons for a no fault lease termination (move in immediate family, a renovation of the unit extensive enough that tenant must vacate, removing from the rental market, or government mandating).

Also, there is usually an extensive Hold Harmless and Indemnification clause/section in the written contract with the contractor.You should review the requirements you will have for the contractors with your attorney to make sure they do not conflict with any local/State/Federal laws.
