In the OP's case, I would not release the person from their lease and that individual can either move back in or hope the remaining two people can make the rent.

@Russell Brazil I plan on adding dirt to form a gentle slope away from the building, both downspouts run about 2' away from the exterior walls and I can easily extend those.

If this sours them on extending the lease then even just a few days of vacancy could cost you significantly more than the cost of replacing the sink.Going forward, do a walk through with all tenants when you hand over the keys.

On the Buyer Rep agreement, that sounds like bad business practice for her to slip that in the package of to-be-signed documents without mentioning the fact that it would extend to any property you buy through December.
