You definitely should seek the advice of an experienced elder-care lawyer.   

The experienced investors to be blunt...don't need a brand new person getting involved in real estate to try to "help" the experienced investor.  

I am kind of thinking out loud here; it seems like for some of these transitionary deals that would be why it makes sense to work with someone experienced to start, or theoretically house hack to save money, but otherwise only uphold an expense that can be managed.

Best place to look for investors are your local meetups, ask around, usually the more experienced players don't show up too often.
