You shouldnt expect much from a real estate school.  

But don't expect a complete history of their tenancy.

Although an LOI is non-binding generally it is signed in good faith with the expectation that both sides will work towards getting a mutually acceptable PSA that follows the general guidelines laid out by the LOI.

If using an agent with a wholesaler expect to pay them yourself2.

Make sure they have a thorough orientation on the expectation of a tenant and home care.

I could see things sitting longer in that area in general, but the property taxes are higher than I would have expected as well.
