may be I should have built a curb around the flat roof and leave the compost and let it continue to build up, and just put weep holes around the perimeter for draining LOL.I tend to buy older properties, wood studs and plates, plastered walls etc...so I tend to run into termites. 

After my client rec'd our inspection report Elite made 'repairs' like painting over termite eaten porch posts and squirting spray foam over rotted wood.

If you accept her, I would talk to her about your concerns with the wood floor.

Porch ceilings like that are either wood plank or metal.

How do you track down the property owners in your neck of the woods? 

Eric, I don't know your particular market, so you may well be below going rate in your neck of the woods, but I don't think your fees are that different from many others.
