I have started with SFH and duplexes, in one LLC.

Here are the facts of what I’m dealing with: I’ve found a duplex and single family all in the same deal for less than 55k.

One is a duplex, so we are looking at three kitchen upgrades right now (four if  you include the fire rehab). 

Maybe a one or two bedroom condo.

I do own two duplexes and a five plex.  

I don’t personally think rent roll is necessary on a duplex especially when the owner was living on one side.

It's already automated for you.Yeah I put STR insurance on my condo and primary residence by calling my insurance company and asking if they were familiar with short term rental set ups.

Our first property is a Duplex brought in Columbus, Ohio back in 2011/12 and our second one was brought in Darby, PA two years after.
