It might be a weird time to pick up multifamily rentals since there is a massive apartment complex being built at the moment, but single family should be pretty safe.Also worth mentioning San Antonio is experiencing massive appreciation right now and a portion of that is certain to spill over into the Corpus area based on proximity and a lot of San Antonio residents vacationing there.

Researching similar rentals and noting renovations in your listing can attract potential tenants, with room for adjustments based on demand.

Obviously you are a minority - based on my anecdotal experience. 

@V.G Jason thanks that helps the M2M is based on Zillow and Redfin although the numbers listed above are ~100k less per property than what those websites show for each propertyI need to look into recast I am assuming the mortgage broker would know this?
