Pricing has dropped a bit since the Brexit news.I'm not familiar with the process in Oregon, but unless there's some kind of mortgage tax or other fees specific to the area, for 15K in closing costs, I would guess you are either paying points or are funding an escrow account for property taxes and insurance.Did you get a loan estimate with your initial loan disclosures?

Disclosure: Interested in bidding on some trades of the project.This is a big undertaking, however, if he is an entrepreneur, he should be able to understand the basic ups and downs on the financial side on buying and selling, the only thing that he needs to educate himself and you is the ins and outs of development/construction.

Then later said that it was being held up because the insurance company was requesting a "Non-Collateral Insurance Certificate" to complete the wire transfer.He contacted the Insurance Company and the cost was $4,250; but after pleading with them they agreed to accept half ($2,125) up front and the balance after the loan is funded.We're still arguing about me paying the $2,125 directly to the insurance company.He's talking about his company's policy & non-disclosure agreements.So I Googled and came across this article.

I also recommend using a blue pen but that is just my preference.Full disclosure, I dont't do wholesaling so have not actually tried this but it should work.PS if you have never tried it, I refill my own ink cartridges at home. costs less then $5 and takes less then 5 mnts. from start to finish.

Or in another case the owner converted their old duplex back into a single family home & found they lost it's multi-zoning.Makes our legal multi's more valuable :)So the listing agent is definitely in CYA mode with the required full disclosure.
