Learn from them by learning how to be an asset to them and observe EVERYTHING about how they do what they do.

Depending on the cost of the property and your specific situation it may be advantageous to look into a cost segregation study which will allow you to take advantage of accelerated depreciation and due to the new tax law maybe even bonus depreciation depending on when contracts were signed to purchase the property (after 9/27/17 qualifies for 100% bonus depreciation on assets with life of 20 years or less - the 5 year tangible personal property and the 15 year land improvements in a rental) If you have any questions on how that works feel free to PM me.Hope this helps.

@Josh Caldwell it might be worth having your attorney and CPA look into clauses that address taxation, foreign asset control regulations and economic impacts.

But how you fiance it should not change the value of the asset you are buying.

Establish your target criteria, price range, age of property, rehab/light rehab/turnkey, neighborhood, exit strategy....Research Asset Protection and get started on the right foot.  

These loans are held by the lender in their portfolio of investment assets rather than being sold to Fannie, Freddie, or some other investor. 

The LLC properties are outside of IRA's, so if I am not tied entirely to them I could put $1M of them into a Charitable Trust with perhaps a 5% withdrawal and use the IRS rules for deduction moving assets into a Trust in the first 6 years to convert the IRA rentals to Roth IRA rentals. 

She asked my wife if there was a way for her to buy a house with our help, and ensure that we own the house so she can rent from us.We want to help her, and we get the asset in the end out of the deal.My problem currently is that I am studying for my Real Estate License, and I have a bunch of keywords at the forefront and I think I am over complicating it.So...if she buys the house with the mortgage in her name and just puts us on title thatd suffice?

Asset type,size, debt structure,etc.? 

I would like to invest into it to turn it into an asset and have some cash flow in from it.Any ideas?
