Offer to do the tedious or difficult work, a lot of the time people don't need general assistants, they would much rather have a highly specialized person who does the parts of the job that they don't want to do.

I think wholesaling is very difficult in general and particularly difficult now given the current real estate market, but maybe it would work in your area. 

This is approximately a 5% cap rate where you can do better, especially if you invest in the Springs.
