All the finishes depend on your location and your type of property and type of renter.If you are putting in high end cabinets and granite, I would expect a dishwasher too.There are tons of discussions on the forums about the debate between carpet and hardwood, etc.

I am debating about purchasing the washer/dryer (~estimating about 1200-1300 from looking at Home Depot) or potentially renting them from a furniture rental company and building it into the rent.

Their lease will end in July, I have been debating about renewing. 

But, some retired folk lose their homes because they can't afford the taxes on the reassessed values, to just give one scenario of many I can think of.But, I think this debate should end.  

I get the impression that every fee outside of basic rent is going to be questioned and debated, and that she is likely to go ahead and fight me over her new security deposit, etc.

I'm debating making it optional with a credit to the monthly rent - enough to incentivize the tenant, but not quite enough to cover the full cost with any leftover ($10-15 off monthly rent).Do you require any form of renter's insurance? 

They were debating on whether to sign one or two year and we told them we would charge them the same amount for either contract since they have been great tenants.
