But you definitely want to talk to the building/zoning department prior to assuming anything.

I ended up taking an entry level position doing graphic work for a retail real estate department.

I attend more fundraisers for sick children, family who's home burned, raffle for fire departments than I can possibly remember in a month.That being said when my company/business "gives back" it is to a 503c compliant organization that I can claim on taxes.

Expect also a charge for the water department to come out to turn on the main. and expect to have to set an appointment to do that.. they won't turn it on unless someone is at the property because of unforeseen leaks.

I'm sure our residential roofing department could get you in contact with a good roofer.

Luckily, the zoning and building department allowed me to keep it at no penalty, because I could prove it was there when I bought it, but I learned to check for building and permits for any unusual or even just newish features on a property.
