I have met with a couple of the bigger agencies around Birmingham and they are looking for a percentage of the commission on each sale but I wanted to see if anyone knew of a broker I could put my license with who only asked for a fee per transaction.

Converting passive income/losses to non-passive without an arms' length transaction in between would not be acceptable to the IRS.  

I would like the collective input and wisdom of you, forum members, to test and prompt my further planning and pre-empting as I plan to write the contracts and do the transaction.

I have done several transactions in your area as well as Lake Havasu City and Bullhead City.

hi heather. many bookstores and stationary places have the necessary documents you are looking for. office max, office depot, etc. but, some counties do not accept these. some county clerks require exactly what they want in order to complete your transaction. i would start by going to the county clerks office and ask them for all the papers you will need to complete this transaction. they can be very helpful at times even though they are state employees.......lol

The other issue is that they don't allow any changes to the purchase contract...it's their way of the highway so you basically have no rights in the transaction.  

The guy I use is a great CPA that knows his stuff also about RE transactions and tax implications.
