My point is, as with real estate all over the country, it is all about location and finding the best deals in a good neighborhood.

Some areas of the country are more expensive to operate than others.

For awhile Philadelphia was the best kept secret for a lot of NY investors but as of the last few years there has been a ton of NY money being dumped into philly, especially now because of the Rent control laws that passed here, but there are still deals out there. snap shot of philly - Steady population growth yr over yr - Steady job growth yr over yr - Diverse economy  ( top 3 health care, education & tourism )- Location...  2hrs from NYC "financial hub of the country" &  2(1/2) from Washington DC " the political of hub of the country.

Ironically, the neighbor's spouse also contacted my Mom through country records before to ask if my Mom was interested in selling.

The tenant was new to the country, his brother a long time US resident ultimately signed agreeing to pay in the event of rent default.Well, with coronavirus the tenant claims he's out of work and can't pay rent. 

That said, as a current renter, who has done the comparing of listings in market to choose where to live personally, my estimates of potential rent income may be more accurate due to this cross training.

In most of the country the powers that be realize that rents must be paid.
