How ROI looks in both scenarios ...I ask couple of Hotel owner and they unable to answer or they do not want to give me that answer... 

The contractor reports to me that there's cats everywhere, the place SMELLS like ammonia..... he even refused the job because he got a terrible allergic reaction and the place smelled too bad.....Other than annoying instances of having to wait for him to get us cheks a couple days late, he hasn't been a problem.....But I fear the place will have a permenant smell, and who knows what other pet damage there is.....Should I threaten eviction?

@Jacob Nunn - sure thing - couple additional adds: - like the idea of being smart on getting rolling - you can never pay retail or above pricing and be a super successful investor.  

My alarms are for the 4 times that Lending Club puts new loans on the market because I am looking for very high interest loans that meet a very tight criteria (cherry picking a few out of a few thousand a couple times a day.

I would like to begin showing the unit at the start of the 60 days, but the tenant feels that is excessive and would prefer 30-45 days.  

I liked it for a quick estimate, but I prefer using current listings, that way I can see the condition of the rental compared to mine. 

The problem is that I am out-of-state, would need funding, and a partnership with...preferably...a local, trusted investor there.
