I'm hoping to be able to lean on the advice of this group, or some mentors to make sure I'm not hanging myself the first time around.As far as finding a deal goes ..I keep hearing there are tons of them .. so I'm hoping it won't be too difficult.

They conveniently forget what a smart businessmen they were by saving $50-75 when they have a total loss... but market has picked up and they can no longer find properties at the same price point.

I fully agree with you that if you can find a deal that fits your needs close to home it is preferable but take it from me, do not invest close to home simply for convenience.

This is a flip so im looking for the best value creator to a homebuyer.Would you rather have 4 beds upstairs with a cramped hallway bathroom, or a 3 bed 3 bath with a hallway bathroom and a master suite bath.I'm leaning towards the 3/3 conversion.Thanks!

I am leaning in the direction of keeping just the one bank account in my personal name for future single family acquisitions unless I decide to partner with someone else on those.
