I would like to know how many total hours a good self manager is involved in coordinating handyman, placing ad/signs, handling emails/phone calls, verifying employement/references, showing properties, movin in walkthrrough, chasing checks and etc...

Found this couple who individually has low income but has a decent combined income, no recent issues , no evictions ever, not great credit but no past due bills or collections in last 2-3 yrs ( the wife had collection issue prior to 2-3 yrs while studying), very good rental reference, verified employment reference.

I have taken many phone calls, to which almost all of them have had some sort of disqualifier right away, as I am making sure to ask about income, employment, evictions ect., even before they bother looking at the place.
