BUT i wouldn't buy with the intention of selling in 18 months. you never know where the market will go, your closing costs could easily eat up the equity you built up, etc. 

That being stated I am not closed off to completing rehabs in the future provided I had more capital at my disposal.  

The average buyers will NEVER pay close to this.

Looking deeper..this will also have an impact on appraisals and lending practices as closed sales (similar to those with seller concessions) might not accurately reflect in a properties sales price. - Cash buyers could be big 'winner's' as generally there are fewer contingencies and theoretically could obtain a lower sales price and pay their representative directly. - First time home buyers (presumedly those that most intended to bring down 'affordability' could find less housing options)..why? 

Great Thank you Mark for your asnwer, very helpful.I am looking as something a little more " done deal" thank an option to by as from what io understand the seller can still sell to other parties. is there a close that stops that?
