The agent had taken poorly lit photos of the property before it was cleaned up and the bank selling it did not care to make simple improvements which would have had it sold much higher.

With STR I believe I can get $2,200/month (not including cleaning fees) . 

In the second case, which was my own friends, their adult kids did some pretty decent damage to my house which they (my friends) did not offer to pay for or even cover the cleaning charges, and I very nearly had to evict them as squatters.

My question is on the initial clean out of the property.

I am looking for remediation service to get the unit cleaned up.

Get them out, clean the units up, then start fresh with new tenants that you've screened, placed under your lease, operating by your rules.

Barring zero turnover repairs/maintenance, cleaning Or a tenant leaving their parents home or a hotel that can move in between the 6th and 20th.

Plus having walked through hundreds of rental rehabs properties that I am funding I yet to walk into one that was broom clean they are generally trashed pretty good and thats why they are rehab loans !!!

The house looks amazing and my tenants have a safe, clean, up to code place to live in with new everything.
