So I submitted the paperwork through FEMA for a LOMA and paid something like $100 and about 6 months later they granted the LOMA which removed our house from the flood zone so our bank no longer requires us to carry flood insurance.

New items: Roof, Funrace, AC unit, Paint, Floors, Carpet.

Went with black, gray and white tones and carried the black out on the front which really made the property pop!

This is on a land sale contract with owner carry through a note servicing company.

To the group,I am curious as to what the concensus is regarding the amount of liability insurance one should carry on a rental property? 

If you will be living there (eg in half a duplex and renting the other half), you can do 3-5% down.Those factors aside, if the numbers work, you plan on holding on to it for a while and you don't get carried away in a bidding war, then go for it. 

Then I got strapped for time due to having a 2nd child and let a family move in with the agreement that the dad would finish the trim and any small items that were left.
