Hi, I am new to real estate and interested in wholesaling leading to long term rentals in multi unit properties.

Hi all,I’ve been a long-term landlord for over a decade, then I started hosting my personal vacation rentals in 2021 and now have started hosting properties for others.

There is a difference between short-term and long-term managers; make sure you hire the correct type.

I cringe when I hear people talk about ordering stuff from Ikea and then complaining about how long it takes to assemble, plus that stuff is prone to break sooner on top of that. 

Based on my talk with a title agent, they said that as long as the NJ and US were served and included as defendants in the foreclosure proceedings, those inheritance/estate liens would be wiped out by the foreclosure process.

I bought a SFH in Canton Ohio last year with the goal of making it a MTR due to the location (STR is NOT an option due to regulations but it is close to various hospitals) and the 4-car garage (makes for a lot of options).Long story short is I quickly acquired 2 other properties right after and spent all my focus setting these 2 properties up for doing the STR loophole for tax purposes (which was a complete success!). 

This simple chart shows the PE multiple difference/spread between SP500 and US Equity REITs, typically REITs more expensive than stocks but now at lowest level/price since GFC-2009, so from a relative value perspective of where to invest a dollar, this is a great time to invest in real estate, thinking long term.

I am absolutely not going to allow an extension and watch for long rentals in the same vein.

As long as you stay at 4 units or below you'll even get very advantageous rates on your financing. 

Because I have been an active Realtor for so long, I do have a bit of an advantage with knowledge and relationships with flippers..but I will be spending my time finding ways to keep my money moving and that time might be able to have a higher ROI if I keep doing what I already know.
